A flashlight is necessary for those times when you end up showing a vacant house with no power or find an attic with a burned out bulb. I like a nice sturdy maglite that might also double as a protective device.
This is THE most requested tool in my Realtor toolbox. Buyers are always in need of measuring the fridge space, windows for blinds, or even a room to see if their furniture works. 
A roll of blue painter's tape is so handy for those new construction punch-list walk-throughs. Good not only for marking paint touch ups but also broken outlets or other items needing to be addressed.
Yes, it can save the day for you or your client or their 5 year old that can't just "hold it"! In case of emergencies, it's wise to keep one roll of toilet paper stored in a ziploc in your car kit.
